Terms of Use

These terms apply to use of Westminster Residents Directory. The pages point to Colorado public-record offices, archives, libraries, courts, elections, and historical collections. They do not host those records, speak for a custodian, or create a promise that a link, fee, field, coverage date, or search result will stay the same.

1. What This Website Is

Westminster Residents Directory is a privately operated reference about records that may show who owns land, who appeared in a public civic record, who was named in an instrument, or who appeared in a historical directory. It is not connected with the City of Westminster, Adams County, Jefferson County, Colorado courts, Colorado agencies, libraries, archives, or any other custodian.

2. Rules for Using This Site

Use the pages lawfully and for a legitimate personal, family-history, civic, archival, or safety purpose. Do not use a public name, address, voter field, court event, directory clue, or archive image to stalk, harass, threaten, monitor, intimidate, or harm another person. Do not evade an access rule, submit false information, or interfere with a custodian’s portal.

When an official office requires identity, relationship, payment, or a secure form, follow that office’s instructions. Do not send sensitive identity material to Westminster Residents Directory.

3. We Are Not a Consumer Reporting Agency

Westminster Residents Directory is not a consumer reporting agency under the Fair Credit Reporting Act. The pages are not consumer reports, and information found through them must not be used for credit, employment, tenant, insurance, or another FCRA-regulated decision. FCRA duties can apply to a regulated consumer-reporting agency and a permissible purpose; this reference does not provide legal advice about either.

4. Links to Outside Sites

Links lead to official or collection sources such as Adams Landmark Web, Jefferson property and recording pages, Westminster public records, Colorado Judicial dockets, Go Vote Colorado, CDPHE, the Archive Center, and historical catalogs. An outside domain can change, require a session, charge a fee, or apply its own terms. Review the destination before entering information or paying.

5. No Warranties

Information is supplied for general reference without a promise of completeness, accuracy, currentness, availability, or fitness for a particular purpose. Public records can contain errors, stale fields, duplicate names, redactions, and coverage gaps. Confirm a material fact with the office that keeps the record.

6. Limits on Our Liability

To the extent permitted by law, Westminster Residents Directory and the people who operate it are not liable for loss, claim, cost, or harm arising from use of a page, a linked service, a search result, an unavailable source, an incorrect record, or a decision made from reference material. Some jurisdictions do not allow every limitation, so the applicable law controls.

7. Indemnification

If a use of the pages or a violation of these terms creates a claim, cost, or expense for Westminster Residents Directory or its operators, you agree to be responsible for that claim to the extent permitted by law. This provision does not remove rights that cannot lawfully be waived.

8. Intellectual Property

The page design, original wording, logo, and other site elements belong to their respective owners. Government records and collection items may have separate copyright, reproduction, or archive rules. Link to the original collection, cite the page or record, and do not republish a protected directory or newspaper volume without permission.

9. Changes to These Terms

Terms may be revised when the service, law, records routes, or site features change. Continued use after a revision means the updated terms apply to future use. The date displayed by the current page is the operative version.

10. Cutting Off Access

Access may be limited or ended when a person abuses the service, attacks the portal, violates law, violates these terms, or creates a risk to the service or another person. A custodian may separately block or restrict access to its records.

11. Governing Law

These terms are governed by the laws of the State of Colorado, without regard to conflict-of-law rules. Colorado’s public-records framework includes the Colorado Open Records Act, C.R.S. §§ 24-72-200.1 to 24-72-205, and criminal-justice records are addressed separately by the Colorado Criminal Justice Records Act, C.R.S. §§ 24-72-301 to 24-72-309. The Colorado Attorney General’s CORA information explains request limits and access context.

12. Severability

If a court finds one part of these terms unenforceable, the remaining provisions continue to the fullest extent allowed. The invalid part should be narrowed or replaced only as much as needed to make it lawful.

13. Questions

Questions about this private reference can be sent through the Contact page. Questions about a deed, parcel, docket, voter file, vital record, permit, or historical item belong to the named custodian. The Disclaimer adds important limits on accuracy and lawful use.
